Price proposal for the purchase tourist accommodation places in residential properties

On 26. June, the Assembly of the Consortium of Tourist Accommodation (CBAT), an agency under the Tourism Council of the Balearic Islands will adopt the prices for the purchase of tourist accommodation places in private residential properties which are to be rented for holiday purposes.

 

Apart from the two essential prerequisites which are

(1)  that the property must be located in a zone which is to be declared as suitable for such holiday rentals by the Counsel of Mallorca and the City Counsel of Palma in July; and

(2)  that the building´s community association of a multi-family home has given its permission for holiday rentals

the person intending to rent the property must also acquire the necessary “places” for the property, the number of which is determined by the valid occupancy certificate (cédula de habitabilidad). Therefore, without an occupancy certificate it is not possible to rent a residential property for holiday purposes.

 

The proposal which is to be adopted by the Consortium sets out the following prices for holiday rentals of up to 365 days per year:

Prices for holiday rentals for up to 60 days per year for either type of property are set at 333,33 Euros per place.

 

Multi-family homes and properties which are subject to horizontal property will be issued a license with a validity of 5 years and fees can be paid in installments throughout this five-year period.  Licenses for single-family homes will be issued indefinitely and the fee is payable in its entirety upon presentation of the DRIAT application.

 

The CBAT  has set the number of places to be issued at 42.000 and this number may be applied throughout Mallorca, which means that there is no fixed number of places for any given zone.

 

As early as 27. June, we will inform you about the final decision which will have been adopted by the CBAT.
